Nigri’s expertise is firmly grounded in his early foundation as a civil engineer. A Summa Cum Laude graduate of the prestigious Technion – Israel Institute of Technology (2017), he specialized in water infrastructure, gaining a rigorous understanding of structural systems, complex logistics, and sustainable design.

His technical acumen was further sharpened during his time as a Python programmer at Mellanox Technologies (now part of NVIDIA), where he developed automation tools to streamline high-performance computing systems.

These experiences gave Nigri a rare blend of analytical precision and process optimization skills, which he would later harness to build scalable, data-driven systems in real estate investment and property management.

One particular project is a testament to Nigri’s prowess. This 31-property portfolio, comprising 120 rental units, was a distressed asset burdened by a 10% occupancy rate, extensive code violations, and a court-ordered sale due to years of neglect.

Nigri led the $5 million investment by skillfully navigating a complex financing environment, securing funding from four separate lenders under high-interest, short-term terms: “It was an intense challenge. Managing multiple lenders while calming a distressed seller under court pressure demanded creative structuring, but I was confident we could get the deal across the finish line,” he recalls.

Amid financial pressure and structural decline, Nigri led a rapid transformation of a failing portfolio, restoring infrastructure, modernizing interiors, and driving occupancy to nearly 100% in less than a year: “We took properties that were once a major concern for the city and turned them into homes families could be proud of,” he says.

The result: a distressed asset reborn as a thriving residential community, and a clear demonstration of Nigri’s ability to deliver high-impact results under complex conditions.

However, Nigri’s impact extends well beyond the Wilmington project, earning him praise from his peers. Through additional affiliated entities like Rental Buyers and IDS Holdings, he owns and operates almost 100 properties comprising more than 200 rental units.

His focus lies in strategically acquiring distressed single-family and multifamily homes, executing full-scale renovations, and leasing them to stable, long-term tenants.

Another example is a formerly blighted fourplex in Cleveland, which Nigri transformed into a fully renovated, code-compliant residence. In partnership with the Cuyahoga Metropolitan Housing Authority, he secured housing for low-income families, transforming a once-vacant property into a safe and dignified home.

His ability to identify undervalued assets, manage complex rehabs, and deliver quality housing has not only boosted property values but also contributed to the revitalization of entire neighborhoods, enhancing curb appeal, tenant stability, and community pride.

The hallmark of Nigri’s expertise is his integration of technology into property management. As CEO of ValuePoint Property Solutions, which manages more than 200 rental units, he has implemented custom Python scripts to automate workflows on platforms such as Podio, Buildium, and AppFolio.

These innovations streamline tenant relations, maintenance requests, and financial tracking, enabling his team to manage large-scale portfolios with precision: “I’m a programmer at heart. Automating our CRM systems has allowed us to renovate dozens of properties in a single year, something most competitors can’t match.” Nigri explains. This technological edge underscores his position as a top performer in the industry, where efficiency is critical to success.

Nigri’s ability to manage complex renovations is further evidenced by his work with IDD Real Estate, where he has completed over 50 flip projects in four different states since 2019. Operating remotely from Israel, he oversaw acquisitions, contractor coordination, and sales, delivering move-in-ready homes to a market with low inventory.

One notable project involved a fire-damaged single-family home in a historical part of Newport, Kentucky, which Nigri’s team restored with new layouts, electrical systems, and energy-efficient features, selling it at a premium within six months. His hands-on approach and meticulous budgeting ensured profitability while meeting tight timelines, demonstrating his operational excellence.

Nigri’s deal-structuring skills are equally impressive. In addition to the Wilmington acquisition, he has employed creative financing solutions, such as seller financing and private money, to tackle challenging projects: “I’m a master at putting deals together,” he says. “Whether it’s lenders, sellers, or contractors, I bring everyone to the table for a win-win outcome.” His ability to navigate high-pressure transactions, like the Wilmington court-ordered sale, highlights his strategic acumen and leadership.

Kim Greco, owner of TitleCo Title and a long-time closing partner on several of Nigri’s transactions, emphasizes the character behind his success: “Nigri’s honesty is one of his greatest strengths and a rare quality in an industry where transparency is often lacking.
